If you are a tenant:
We are required by law to carry out a gas safety check. All tenants' gas appliances have to be checked at least once a year. Your tenancy agreement requires you to cooperate with the safety programme by giving access to your home for these important gas safety checks.
Gas safety checks are free of charge and could save you money on your fuel bill
Failure to give access can lead to a court case and tenants have been previously ordered to pay £650 in court costs for failing to give access.
What happens when your annual gas safety check is due?
- You will receive notification from the council or our contractor PH Jones telling you that your gas safety check is due and that an appointment has been made for you.
- We try to make appointments at times that suit you – including evenings and weekends. But, if the appointment date or time in the letter is not convenient or you miss the appointment, you should contact Housing Direct to reschedule.

We need three working days when booking by email. Please state clearly your preferred date and preference for am/pm.
A copy of your safety check certificate for your records will arrive within 28 days.
Leaseholders:
As a leaseholder you are responsible for the maintenance of all gas appliances and flues in your property and it is advised that you have them checked for safety at least once every 12 months.
- If you have sublet your property, as a Landlord you have a legal responsibility to your tenant under the Gas Safety (Installation and Use) Regulations 1998. You must ensure that an annual safety inspection is carried out on each appliance and/or flue that you provide for tenants use. A record of each safety check must be kept for at least two years.
- You must only use Gas Safe registered contractors. By law anyone who carries out work on a gas appliance/fitting must be "Gas Safe" registered and competent to do it safely. Do it yourself gas work could be dangerous and is likely to be illegal.
