Some online services unavailable on Saturday 23 November and Monday 25 November

Due to essential maintenance some of our online services will be unavailable over the next few days.

  • On Saturday 23 November between 9am–5pm you will be unable to view your council tax, council tax support and housing benefits accounts or documents while we upgrade our systems.
  • On Monday 25 November between 6–11pm our online parking services will be unavailable. During this time, you won’t be able to review or pay for parking tickets or buy parking permits or visitor vouchers.

Repairs for leaseholders

Which repairs are the responsibility of the leaseholder, and which ones you should report to the council.

This is a general guide to what you are responsible for repairing and maintaining, and what we are responsible for. Check your lease for exact details.

Our responsibility to repair

We are responsible for any repairs required to communal areas or services. This includes:

  • Communal central heating
  • Communal TV aerial
  • Decorating communal areas
  • Dry risers
  • Flooring, walls, ceilings, doors, plastering, and electrics in communal areas
  • Floor joists, concrete floor slabs and screeds inside your home
  • Handsets on door entry systems
  • Lifts
  • Outside areas such as walls, fences, gates, and shared balconies
  • Outside window frames, window handles and latches, hinges, sash cords and weights, and outside windowsills
  • Roof of the building
  • Plumbing in the building
  • Problems with the structure of your property, such as water penetration, damp, and cracks

Report any repairs needed to communal areas or services to the council.

Report a communal repair

Your responsibility to repair

You are responsible for:

  • Aids and adaptations
  • Carpentry, plastering and plasterboard, and partitions inside your home
  • Central heating for your own home including water heaters, immersions heater and fires
  • Chimney sweeping
  • Decorations inside your home
  • Electrics inside your home, except door-entry handsets
  • Floorboards, floor tiles, and carpets or laminate flooring inside your home
  • Front and rear entry doors to your home
  • Individual TV aerials
  • Plumbing inside your flat, except where it is part of a communal heating or hot water system
  • Windowsills and wooden frames inside your home, glazing, window beading and seals

Preview of communal repairs

Before you receive the invoice for your annual service charge, we can give you a preview of the list of communal repairs that were carried out on your block or estate during the previous financial year.

This allows us to answer any questions you might have about repairs before you get your invoice. Once your invoice has been issued, we send you a final list of repairs that were carried out.
